We start with an initial 90 minute consultation to view the property and discuss the different features of your property. We'll take this opportunity to learn more about you and your lifestyle, your property, your expectations, and what your home means to you.
During our initial consultation, we’ll be asking questions about the property to put together a Property Fact Sheet. This fact sheet will list out every little detail of your property, from the square footage to preferred vendors (if you have any - if not, we have a great pool of talent to pull from), to how frequently the grass should be cut and beyond.
From there we create an annual overview of tasks to be done, what we call a Property Management Schedule.
After we’ve created the core annual list of property management tasks to be performed, we will create a Living List.
The Living List is essentially a deferred maintenance list. It’s a list of one-off, pro-active maintenance and home improvement tasks. Some examples may be “replace rotten wood on planters” or “fix window cranks in back guest bedroom” or “paint balcony ceiling as paint is peeling.”
This list is constantly evolving and being added to with suggestions from our team as we see needs arise.

This is where our concierge services come in to play. Every time you plan on being at your home throughout the year, we will help prepare your home and meet your every possible demand to deliver a premium home experience.
You simply let us know when you plan on arriving and departing, who will be accompanying you, and give us some rough ideas of what you’d like to do while visiting.
From there we will come up with personalized services as well as daily itineraries, if you so desire.
